- How much deposit is required to rent?
- Spanish law sets the deposit for a residential tenancy at one month’s rent (Article 36 of the Urban Leases Act). The landlord may also request additional guarantees, which are agreed in the contract. We set out exactly what applies to your case before you sign.
- What do I need in order to rent a home?
- To rent a home with dhoce you need to provide documents proving your identity and your financial solvency. In every rental we require rent default insurance covering at least 6 months' rent, so signing the tenancy is subject to approval by the credit and surety insurer. The contract is drawn up in accordance with the applicable regulations, and we also handle lodging the deposit with the body of each region: the Junta de Andalucía or the Comunidad de Madrid. For international clients or people without a Spanish payslip, the alternative documents accepted by the insurer to prove solvency will be considered.
- Who pays the utilities and the community fees?
- Utilities with an individual meter — electricity, water, gas — are paid by the tenant. General running costs such as the community fees are the landlord’s, unless the contract expressly states otherwise (Article 20 of the Urban Leases Act). We confirm the exact split for each property before you sign.
- Can a foreigner rent in Spain?
- Yes. A foreign national can rent a home in Spain. An NIE or passport and documents showing a stable income are usually requested; the specific requirements are set by each landlord. We guide you through the process and assist you in your own language.
- Are pets allowed?
- Whether pets are accepted depends on the conditions set by each owner and is checked individually for each property. We recommend telling us from the outset about the type and number of pets, so that we can confirm they are accepted before moving forward. In some cases, the owner may set specific conditions relating to keeping the animal.
