Privacy policy
In accordance with Regulation (EU) 2016/679 (GDPR) and Spanish Organic Law 3/2018 (LOPDGDD), this section explains how personal data collected through this website is processed.

2. Data we collect and for what purpose
We collect personal data through the following channels, each with its own purpose:
- Contact form (name, telephone, email address and your message): to answer your request for information or for a viewing of the properties and to manage the resulting commercial relationship.
- Valuation request for a property, in the “Sell” section (name, telephone, email address, area and any details of the property you provide): to prepare and send the requested valuation and, where applicable, to handle the sales instruction.
- Job applications sent from “Work with us” (the form details and whatever the applicant includes in their message): to manage the recruitment process. This data is not used for commercial purposes.
- Private messages via Instagram and Facebook Messenger (your profile name and username, and whatever you write to us): to answer your enquiry and, if there is a property need behind it, to manage the resulting commercial relationship. We only receive the messages you send us. If we send you a link by message, we check whether you open it so we can offer you the best answer, without storing anything in your browser.
- Technical data you do not type: the language you are browsing in and, when the form is sent from a results page, the search you had on screen. These help us reply in your language and understand what you were looking for. We also record the IP address and the browser at the moment you accept the privacy policy, as evidence of consent (Article 7(1) GDPR).
3. Legal basis
- Consent of the data subject, given by ticking the acceptance box on the form, and the taking of pre-contractual steps at the data subject’s request (Articles 6(1)(a) and 6(1)(b) GDPR), for requests for information, viewings and valuations.
- Express, separate consent for sending commercial communications about news and promotions (Article 21 of Spanish Law 34/2002). This consent is not requested on the form and is not required for us to assist you: it is asked for separately and can be withdrawn at any time with a single click from any such message. It is not the same as the alerts for a search you have asked us for yourself (for example, letting you know about properties matching what you are looking for), which are part of the service requested.
- Pre-contractual steps at the data subject’s request, for job applications.
- Pre-contractual steps at the data subject’s request (Article 6(1)(b) GDPR), for the messages you send us via Instagram or Messenger.
4. Retention
Data provided through the form will be kept for as long as necessary to deal with the request and manage the resulting commercial relationship and, once that ends, duly blocked for the limitation periods of any legal liabilities. Data subject to anti-money-laundering rules (Spanish Law 10/2010) is kept for the legally required period of ten years.
Data from job applications is kept for the duration of the recruitment process it was sent for and, at most, one year from receipt, unless the applicant asks for it to be deleted sooner. The text of Instagram and Messenger conversations is deleted from our system automatically: 30 days after it becomes a handled request and after 60 days without messages in all other cases (what we need to assist you moves to your customer record). The conversation remains in your Instagram or Messenger account, which Meta manages. Consent for commercial communications is kept for as long as it is not withdrawn, and the record of it being given and withdrawn is kept afterwards as evidence of compliance.
5. Recipients
Data is not transferred to third parties except where legally required. The following providers are involved in delivering the service and act as processors under the corresponding contract and with the safeguards required by the GDPR:
- 1&1 IONOS España, S.L.U. — server and email hosting (dedicated server in Madrid, Spain).
- Cloudflare, Inc. — DNS, content delivery network (CDN) and edge security services.
- Backblaze, Inc. — storage of the site’s images and media files.
In addition, using certain features of the site involves a technical communication of data:
- Meta Platforms Ireland Limited — the platform through which Instagram and Messenger messages arrive. Meta processes those messages as controller of its own service, under its privacy policy.
- OpenStreetMap Foundation — when you open a map, your browser downloads the map images directly from their servers, which therefore receive your IP address. Maps are not loaded until you open one.
- Our own error-logging system (hosted on our server, with no third party involved): if a technical fault occurs on the site, the page address and the browser are recorded so that it can be fixed.
Grupo dhoce employees browsing the site while signed in carry our own technical cookie (dhoce_equipo) whose only purpose is to exclude their own browsing from internal statistics; it does not identify visitors and is not used for any other purpose.
6. Your rights
You may exercise your rights of access, rectification, erasure, objection, restriction and portability by writing to info@grupodhoce.com and providing proof of identity. You may also lodge a complaint with the Spanish Data Protection Agency (www.aepd.es).
If you have written to us via Instagram or Messenger and want us to delete your messages and any data we hold about you, write to info@grupodhoce.com or tell us in the same chat («delete my data»). We will do so within one month at most and confirm the deletion. To delete the conversation from your own account, do it from Instagram or Messenger.
7. Security
The controller applies appropriate technical and organisational measures to ensure the security of personal data.

2. Purpose
This legal notice governs the use of the website, whose purpose is to present the owner’s estate agency services and the properties it brokers. Accessing the site confers user status and implies acceptance of these terms.
3. Intellectual and industrial property
All content on the site (texts, photographs, logos, design and code) belongs to the owner or to third parties who have authorised its use, and is protected by intellectual and industrial property law. Its reproduction, distribution or transformation without express authorisation is prohibited.
4. Liability
The owner accepts no liability for damage arising from improper use of the site or from its temporary unavailability. Information about the properties is indicative and does not constitute a binding offer; its terms are confirmed during the brokerage process.
5. Links
The site may contain links to third parties. The owner accepts no responsibility for the content of those external sites.
6. Applicable law
These terms are governed by Spanish law. For the resolution of disputes, the parties submit to the courts and tribunals designated by the applicable rules.
Consumer information
In compliance with Spanish Royal Decree 515/1989, Decree 218/2005 of the Regional Government of Andalusia (for homes located in Andalusia) and Law 10/2025, which amends Article 20 of the consolidated text of the General Law for the Defence of Consumers and Users, PLAZA BASE, S.L. (“Grupo dhoce”) provides the following information.

2. Price and fees
The price published for each property includes Grupo dhoce’s brokerage fees. It does not include the costs and taxes arising from the transaction, which are payable by the buyer.
3. Taxes according to the location of the property
For homes located in Andalusia: resale, Transfer Tax (ITP) at 7%; new build, VAT at 10% plus Stamp Duty (AJD) at 1.2%. For homes located in the Community of Madrid: resale, ITP at 6%; new build, VAT at 10% plus AJD at 0.75%. For homes in other regions, the rates of the region where the property is located apply. In all cases, notary, Land Registry and administrative processing costs are added. The tax and the rate applicable to each property are stated on its listing.
4. Indicative price
The published price may be subject to negotiation. Amounts relating to taxes and costs are estimates and do not constitute a final settlement.
5. Documentation
The properties hold the legally required documentation, including the Energy Performance Certificate. For homes located in Andalusia, the Abbreviated Information Document (D.I.A.) is available free of charge to anyone requesting information, in accordance with Decree 218/2005. For homes in Madrid and other regions, the required information is available to the consumer in accordance with Royal Decree 515/1989.
6. Letting of a main residence
In accordance with Spanish Law 12/2023, brokerage fees for the letting of a main residence are payable by the landlord and are not passed on to the tenant.
